A clear contract for protecting your land.

These Terms govern your use of Plotrol's platform and on-ground Services. Please read them carefully. By accessing or using Plotrol, you agree to these Terms.

1. Acceptance of Terms

By creating an account, purchasing a subscription, requesting a Guardian visit, or otherwise accessing or using the Plotrol platform (including our iOS and Android applications and website at www.plotrol.com), you ("User," "Owner," "you") enter into a binding legal agreement with Plotrol Nexus Bhuyog Partners LLP ("Plotrol," "we," "us," "our"), a Limited Liability Partnership registered in India.

If you are accessing Plotrol on behalf of a company or institution (a "B2B Client"), you represent and warrant that you have authority to bind that entity and that the entity accepts these Terms. Where a separate Master Services Agreement ("MSA") is in place for institutional clients, the MSA governs, and these Terms apply to the extent not superseded.

If you do not agree to any part of these Terms, do not use the Services. Continued use after any update constitutes acceptance of the revised Terms.

2. Definitions

  • "Services" — the Plotrol platform, mobile applications, Guardian patrol network, PlotVault evidence system, and Resolve Desk, collectively.
  • "Guardian" — a trained Plotrol field operator who conducts on-ground plot visits.
  • "PlotVault" — Plotrol's cryptographic evidence record system that seals, timestamps, and stores visit evidence.
  • "Resolve Desk" — the facilitated resolution service connecting subscribers with pre-qualified legal, fencing, surveying, and documentation vendors.
  • "Plot" — a parcel of land registered by you in the Plotrol platform.
  • "Visit Report" — the structured, geo-tagged, checklist-verified evidence report generated after each Guardian patrol.
  • "Subscription" — a paid recurring plan granting you access to scheduled Guardian patrols and associated services.
  • "ARPU" — Average Revenue Per User / Unit, as applicable.

3. Our Services

Plotrol offers the following core Services, subject to availability by geography and subscription tier:

Plot Monitoring (B2C Subscription)

Monthly or annual subscriptions providing scheduled on-ground patrols (minimum 12 per year), geo-tagged Visit Reports, PlotVault evidence sealing, and access to the Owner Dashboard.

On-Demand Verification

Single-visit, per-request plot inspections at the on-demand rate (₹1,499 per visit or as notified at the time of request). Completed within the SLA response window for the relevant geography.

Plotrol Resolve Desk

Facilitated connection to pre-qualified vendors for legal consultation, boundary fencing, survey markings, and documentation. Resolve Desk is a referral and coordination service; Plotrol is not the contracting party for vendor services and does not guarantee vendor outcomes.

Institutional Portfolio Monitoring (B2B/B2G)

Contracted portfolio-level monitoring for banks, NBFCs, developers, and government bodies, governed by a separate MSA and SLA schedule.

Plotrol is an operational monitoring and evidence service, not a legal advisory, title insurance, or dispute-resolution firm. Visit Reports describe observed ground conditions at the time of the visit and do not constitute legal opinions on title, ownership, or encroachment status.

4. Eligibility

To use Plotrol you must:

  • Be at least 18 years of age.
  • Have the legal capacity to enter into contracts under Indian law.
  • Be the owner, authorised co-owner, legal heir, power-of-attorney holder, or otherwise authorised agent of the Plot you register.
  • Provide accurate and complete identity and property information.
  • Not be barred from receiving Services under applicable law.

Institutional clients must additionally be duly incorporated and operating legal entities under Indian law or validly registered foreign entities with appropriate authorisations to operate in India.

We reserve the right to verify your identity and ownership claim before activating Services on any Plot, and to suspend or terminate access where we have reasonable grounds to believe the eligibility criteria are not met.

5. Subscriptions, Pricing & Billing

Subscription tiers and pricing are as published on www.plotrol.com/pricing at the time of purchase. Current B2C rates range from ₹799 to ₹1,499 per plot per month; B2B contracts are priced per MSA.

Billing cycle: Subscriptions are billed monthly or annually in advance. Annual plans are non-refundable beyond the pro-rata refund window specified in our SLA & Refund Policy.

Auto-renewal: Subscriptions auto-renew at the end of each billing period unless you cancel at least 7 days before the renewal date. You will receive a reminder 14 days before renewal.

Price changes: We will notify you of any price change at least 30 days in advance. Your continued subscription after the effective date constitutes acceptance of the new price.

Taxes: All prices are exclusive of applicable GST and other taxes. GST at the prevailing rate will be added to your invoice as required by Indian law.

Unpaid invoices: Services may be suspended after 15 days of non-payment. Outstanding balances accrue interest at 18% per annum from the due date.

No cash payments: Plotrol does not accept cash or payments outside the platform. All payments must be made via the authorised gateway within the app or website.

6. Scope & Service Limitations

Understanding what Plotrol does — and does not — do is critical. Our Services are scoped, observable, and documented. We are not a general-purpose property management firm.

  • Scheduled on-ground patrol visits
  • Geo-tagged, time-stamped Visit Reports
  • 16-point boundary & condition checklist
  • PlotVault evidence sealing
  • Encroachment, activity & change observation
  • Owner Dashboard access
  • Resolve Desk referrals (coordination only)

Excluded / Not Guaranteed

  • Legal advice or title opinions
  • Physical intervention (fencing, removal of encroachment)
  • Filing of police complaints or FIRs
  • Night-time surveillance
  • Guarantee against encroachment occurring between visits
  • Outcome of Resolve Desk vendor engagements
  • Court appearances or litigation representation

Visit frequency: Scheduled patrols are conducted on a monthly cycle (approximately every 28–35 days). Exact visit dates are at Plotrol's operational discretion; a guaranteed scheduling window is defined in our SLA.

Force majeure: Plotrol is not liable for delays or non-performance of patrols caused by natural disasters, government-imposed restrictions, civil unrest, severe weather, or other circumstances beyond our reasonable control. Affected visits will be rescheduled at no additional charge.

7. Your Obligations as a User

By using Plotrol, you agree to:

  • Provide accurate, current, and complete information about yourself and your registered Plots, and update it promptly when it changes.
  • Register only Plots for which you have legal authority to request monitoring services.
  • Not interfere with, obstruct, or attempt to manipulate Guardian visits or the evidence-collection process.
  • Not attempt to identify, contact, or offer inducements to assigned Guardians outside the platform.
  • Use Visit Reports and PlotVault evidence only for lawful purposes.
  • Not reproduce, resell, or distribute Plotrol Visit Reports or PlotVault evidence for commercial purposes without our written consent.
  • Not use the platform to harass, defame, or harm any person, including neighbouring landowners.
  • Keep your account credentials confidential and notify us immediately at support@plotrol.com if you suspect unauthorised access.
  • Comply with all applicable laws in connection with your use of the Services.

Providing false information about plot ownership or using Plotrol Services to facilitate illegal dispossession, harassment, or fraud will result in immediate account termination and may be reported to law enforcement.

8. Guardian Standards & Anti-Collusion

Plotrol Guardians are trained, contracted field operators — not gig workers or outsourced security personnel. Guardian conduct is governed by Plotrol's Standard Operating Procedures (SOPs) and subject to our anti-collusion architecture:

  • Rotating dispatch: No Guardian is permanently assigned to any plot. Assignment is system-controlled and rotated to prevent relationship-building with local actors.
  • Owner anonymisation: Guardians are shown only GPS coordinates — never the owner's name, contact, or asset value.
  • Constrained capture: The Guardian app enforces geo-fencing and timestamp requirements; out-of-boundary or out-of-window submissions are rejected.
  • AI + drone audit: Pattern-detection algorithms flag anomalies; random drone-based spot-checks verify ground reports.

If you have concerns about a specific Guardian visit, report it through the in-app feedback mechanism or email support@plotrol.com. We will investigate within 5 business days.

9. PlotVault Evidence Records

PlotVault evidence records are cryptographically sealed at the time of creation using SHA-256 hashing and are designed to meet the admissibility requirements of Section 65B of the Indian Evidence Act, 1872 and Section 63 of the Bharatiya Sakshya Adhiniyam, 2023.

Ownership: PlotVault records relating to your Plot are owner-controlled. Plotrol does not share, transfer, or disclose PlotVault records to any third party without your express written authorisation, except as required by a valid court order or statutory obligation.

Immutability: Once sealed, PlotVault records cannot be altered by Plotrol or by you. This is a feature, not a limitation — immutability is what makes the evidence court-grade.

No legal guarantee: While PlotVault is architected for court admissibility, Plotrol does not guarantee that any court will admit a particular record into evidence. Admissibility remains at the discretion of the relevant court. We recommend engaging a qualified lawyer before relying on PlotVault evidence in legal proceedings.

Data portability: You may export all PlotVault records associated with your account in PDF and structured data formats at any time, at no additional charge.

10. Intellectual Property

Plotrol's IP: The Plotrol platform, applications, brand, logo, Visit Report templates, SOP frameworks, PlotVault architecture, and all associated software and content are the exclusive intellectual property of Plotrol Nexus Bhuyog Partners LLP. No licence to reproduce, distribute, or create derivative works is granted except as strictly necessary to use the Services.

Your content: You retain ownership of information you submit (property details, documents). By submitting this information, you grant Plotrol a limited, non-exclusive, royalty-free licence to process, store, and use it solely to deliver the Services.

Aggregated data: Plotrol may use aggregated, anonymised, non-personally-identifiable field observation data to improve its AI models, risk-scoring systems, and published research. No individual Plot or owner is identifiable in such aggregated data.

11. Limitation of Liability

No guarantee of outcome: Plotrol provides observational monitoring and evidence documentation. We do not guarantee that our Services will prevent encroachment, theft, or any other harm to your property. We guarantee only the timely, accurate execution of patrols within the SLA window and the faithful recording of what Guardians observe.

Aggregate cap: To the maximum extent permitted by applicable law, Plotrol's aggregate liability to you for all claims arising from or relating to the Services in any 12-month period shall not exceed the total subscription fees paid by you to Plotrol in that 12-month period.

Excluded damages: Plotrol is not liable for any indirect, incidental, consequential, special, or punitive damages, including loss of profits, loss of data, loss of goodwill, or diminution in property value, whether arising in contract, tort, or otherwise, even if we have been advised of the possibility of such damages.

Resolve Desk vendors: Plotrol acts as a facilitator, not a principal, for Resolve Desk vendor engagements. We are not liable for the acts, omissions, or outcomes of any vendor engaged through the Resolve Desk. Your contract for vendor services is directly with the vendor.

Force majeure: We are not liable for failure or delay caused by circumstances beyond our reasonable control, including natural disasters, pandemic restrictions, government orders, or severe weather.

Nothing in these Terms limits or excludes liability for death or personal injury caused by Plotrol's negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under Indian law.

12. Termination & Suspension

By you: You may cancel your subscription at any time through the Owner Dashboard or by emailing support@plotrol.com. Cancellation takes effect at the end of the current billing period. Refund eligibility is governed by our SLA & Refund Policy.

By Plotrol — with notice: We may terminate your subscription with 30 days' written notice if we discontinue a Service tier or withdraw from a geography.

By Plotrol — immediate: We may immediately suspend or terminate your account, without refund, if:

  • You breach any material obligation under these Terms and fail to remedy it within 7 days of written notice.
  • You provide false identity or false ownership information.
  • You attempt to circumvent our anti-collusion architecture or contact Guardians outside the platform.
  • Your use of the Services involves illegal activity or is likely to harm a third party.
  • A court or government authority orders us to do so.

Effect of termination: Upon termination, your access to the platform ceases. You retain the right to export your PlotVault records for 60 days post-termination. After 60 days, records are archived subject to our Privacy Policy retention schedule.

13. Disputes, Governing Law & Jurisdiction

Governing law: These Terms are governed by and construed in accordance with the laws of the Republic of India.

Dispute resolution:

  1. Informal resolution (mandatory first step): Before initiating any formal proceedings, you must notify us at legal@plotrol.com with a description of the dispute and the resolution sought. We will respond within 15 business days and attempt good-faith resolution for 30 days.
  2. Mediation: If informal resolution fails, the parties agree to attempt mediation through a mutually agreed mediator in Bengaluru before proceeding to arbitration or litigation.
  3. Arbitration: Any unresolved dispute shall be referred to and finally resolved by arbitration under the Arbitration and Conciliation Act, 1996 (as amended). The seat of arbitration shall be Bengaluru, Karnataka. The language of arbitration shall be English. There shall be a sole arbitrator mutually agreed upon by the parties.
  4. Courts: For interim relief and matters not subject to arbitration, the courts of Bengaluru, Karnataka shall have exclusive jurisdiction.

Consumer disputes relating to deficiency of service may also be raised before the appropriate Consumer Disputes Redressal Commission under the Consumer Protection Act, 2019.

14. Changes to These Terms

We may update these Terms from time to time to reflect changes in our Services, legal requirements, or business practices. We will notify you of material changes at least 30 days before they take effect, via email and an in-app notice.

If you object to the revised Terms, you may cancel your subscription before the effective date and receive a pro-rata refund of any prepaid fees for the unused portion. Continued use after the effective date constitutes acceptance.
